Can LMJ plan a vacant-property repaint?+
Yes. Vacant and occupied properties can be planned, subject to access and scheduling confirmation.
Can a property manager submit multiple rooms?+
Yes. The estimator records multiple rooms or work zones so each area can be reviewed.
Are repairs included?+
No. LMJ handles painting and ordinary painting preparation, not construction, mold, water-damage or trade repairs.
What should a property manager include in a painting request?+
Share the city, rooms or surfaces, occupancy, access contact and preferred turnover date. Identify who can approve the work and any repairs that must finish first. Measurements are not required to begin a quote request; the final scope and schedule are confirmed after review.
Is a requested move-in deadline guaranteed?+
No. A target date helps with planning, but access, repairs, scope and availability must be reviewed before LMJ confirms the schedule in writing.
Can LMJ review a partial repaint instead of the entire unit?+
Yes. Identify the rooms or surfaces you want reviewed. Existing color, sheen and condition affect the appearance of a partial repaint; the agreed areas must be recorded in the proposal.
How are floors and furniture protected?+
LMJ reviews floors, furniture and belongings with you before work. The protection and access plan is part of the agreed scope; furniture moving is discussed rather than assumed.
What preparation is included?+
Preparation is matched to the surfaces being painted. Cleaning, light sanding, ordinary nail-hole filling and paintable caulking can be included in the written quote. Construction or damage repairs are separate from painting.
Do I need to choose or buy paint first?+
No. Share the look and colors you have in mind. LMJ reviews the finish, suitable products and who supplies the materials before you buy them or approve the work.
How are scheduling and cleanup agreed?+
Tell LMJ about your preferred timing and how you use the space. Access, work sequence, protection and cleanup are discussed before the start date is confirmed. Exterior timing also depends on weather and surface conditions.
What will the written quote explain?+
The quote identifies the surfaces and preparation included, paint and material responsibilities, agreed scope and price. Optional work and exclusions are clarified so you can understand what you are approving. An online estimate is only a planning range.
